Falls Church’s 10 Most Expensive Neighborhoods

Located just six miles from the nation’s capital and inside the beltway, the City of Falls Church and its surrounding areas constitute a prime spot for homebuyers who want a small-town vibe with a nationally ranked school system and a suburban lifestyle. The following rankings were culled from our annual real estate guide, which tracks average home prices and other real estate metrics in more than 400 neighborhoods. The original report was published in the  March/April 2024 HOME issue of Arlington Magazine. To be included, a neighborhood had to have had at least 15 total sales over a five-year period. Data were provided by Bright MLS and MarketStats by ShowingTime+. The list below excludes condo buildings.

Sleepy Hollow

10. Sleepy Hollow

Founded in 1959, this neighborhood of 377 homes off Columbia Pike and Sleepy Hollow Road is woodsy, peaceful and features well-maintained properties.

9. Sherwood

Nestled in the middle of the City of Falls Church, Sherwood is a small neighborhood comprised of just 150 homes. The majority date to the 1930s and ’40s, though some are much older, and come in a variety of styles including Colonials, Victorians, Cape Cods and Craftsmen. Buyers value the community for its walking distance to the West Falls Church Metro station, stores, restaurants and the Washington and Old Dominion bike trail.

There are more than 1,000 homes in this wooded, lakeside community. The lake has five private beaches with annual events for dues-paying residents, including Fourth of July fireworks and social gatherings. *Lake Barcroft spans multiple ZIP codes. The data below is for 22041.

Mostly featuring midsize homes that are competitively priced, this community dates back to 1950. Like many neighborhoods in the area, homes often sell fast, receive multiple offers—and offers above asking price.

6. Ellison Heights

Residents of this neighborhood located less than one mile from the West Falls Church Metro station can also easily walk to an array of restaurants, coffee shops and grocery stores. The enclave of about 250 single-family homes—from Colonial style to new builds—is well-situated for commuters who need to take I-66 or Route 7. It’s a popular area with a minimal number of homes going on the market each year.
